Full-Time Senior Maintenance Lead- Village Green

We are currently seeking a Full-Time Senior Maintenance Lead to join our team at Village Green in Elizabethtown, PA and Stonecreek Court in Ephrata, PA. As a Senior Maintenace Lead you will be responsible for the day-to-day supervision of the onsite maintenance technicians to include training and performing a wide range of technical building maintenance and emergency repairs across the assigned communities (2 or more) owned and leased by High Associates Ltd. Responsible for completing work orders timely, maintaining. safety/preventative maintenance records as well as the day-to-day planning of tech workloads and locations. Responsible for the overall maintenance and repair of the apartment homes, equipment and grounds in accordance with the policies, and profit objectives of the company to provide superior service and value to the customer. Responsible and accountable to conduct his/her responsibilities within the confines of EEO, Fair Housing, and other applicable laws

The schedule is as follows: Monday-Friday 7:30AM-4:00PM, with rotational on call schedule. 

Responsibilities of our Senior Maintenance Lead:

  • Schedules, coordinates, prioritizes, and performs a wide range of technical building maintenance and emergency repair operations at assigned communities. Work to include painting and apartment turns as required.
  • A valid driver’s license will be required for travel between different properties, units, and suppliers.
  • Required to hold training sessions on different topics to aid in the continual development of the onsite employees.
  • Assist in preventative maintenance program.
  • Maintains a positive and mutual relationship between Regional Manager/Community Manager, and Maintenance team; assists with corrective behavior of employees, if needed.
  •  Assist in the recruitment/interview process for open maintenance positions and assist with onboarding.
  • Assists Community Manager in the supervision of hourly employees, their work assignments, production, workmanship, and training under the guidelines of the High Philosophy and job description.
  • Monitor on-site shops and/or workspaces to ensure they are well stocked, organized, and tools are properly stored based on safety protocols.
  • Assist with the opening and closing of pool & monitoring it throughout the season to ensure proper upkeep is in line with the Department of Health safety requirements.
  • Solicits bids for special projects for both external and internal maintenance; review all 5 yr. capital/general repair plans for each property.
  • Be able to assist with annual budget preparation regarding maintenance related projects for capital and general repairs.
  • Install, maintain, or repair electrical equipment, lighting/power circuits, transformers, appliances, HVAC equipment, and plumbing.
  • Able to install and repair drywall, cabinets, doors, windows, and other structural items.
  • Troubleshoots, disassembles any mechanical systems, repairs/replaces defective parts, and reassembles as necessary. Periodically will inspect buildings/apartments for preventative maintenance purposes.
  • Utilizes manpower assigned to him to fulfill the work orders and repairs of the properties assigned to his responsibility.
  • Maintain required records -- material usage, time, production, and other reports.
  • Interacts with all residents, employees, co-workers, and contractors in a professional manner.
  • Responsible for all safety rules and regulations, including overseeing that each properties action items are complete, and the site condition/paperwork is prepared for the annual safety inspection.
  • Work with team members to develop measurable maintenance goals.
  • Required to be "on call" for emergency repairs on a rotating schedule to include each team member. Be available to assist on call team members with catastrophic events and/or repairs/troubleshooting that are outside of their skill capabilities.
  • Track overtime, find cause, and provide plan to prevent/mitigate after hour calls.
  • Maintains MRI (property management system) to ensure that the system is up to date and accurate.

Minimum Required qualifications:

  • High school diploma or G.E.D equivalent.
  • A valid Driver's license, and personal vehicle in legal operating condition. 
  • Minimum of five (5) years of hands-on residential maintenance experience. 
  • Minimum of five (5) years' experience in appliance repair, HVAC, plumbing, electrical and preventative maintenance. 
  • Ability to create/read/interpret schematics, routine training, and be proficient in all repairs.
  • Ability to manage multi-priorities and multi-tasks across assigned communities.
  • Must own or be willing to purchase light to medium duty hand tools.
  • Basic computer literacy skills.
  • EPA Certification I & II.

Preferred Qualifications: 

  • Associate degree or technical certification in related field.
  • Pesticide Application License preferred. 
  • Certified Apartment Maintenance Technician (CAMT) preferred. 
  • Certified Pool Operator (CPO) preferred.
