Excentia Human Services, an established human services organization in the Intellectual and Developmental Disabilities (IDD/A) industry, is seeking an experienced Director of Facilities to oversee the maintenance and operations of our various properties.
This newly created position will lead our maintenance team while ensuring compliance with state regulations and safety standards required for our state-funded residential facilities. The role combines strategic facilities management with hands-on operational oversight, requiring expertise in both facilities management and regulatory compliance.

Key Responsibilities
Leadership & Management
· Supervise maintenance staff members
· Set departmental goals, processes, and procedures aligned with organizational objectives
· Provide technical support, quality assurance guidance, and performance feedback
· Create and implement comprehensive maintenance policies and procedures
Facilities Operations
· Lead day-to-day facility operations, services, and maintenance activities across all properties
· Develop and maintain preventive maintenance systems and procedures
· Manage facilities budgets and implement cost-saving initiatives
· Oversee contractors and vendor management for specialized services
· Coordinate repairs, alterations, and renovations to buildings and systems
Regulatory Compliance & Safety
· Ensure compliance with all health, safety, and regulatory requirements
· Maintain OSHA and fire code compliance across all facilities
· Conduct regular facility inspections and coordinate corrective actions
· Manage documentation and reporting requirements for state regulatory agencies
· Oversee security protocols for all company facilities
Special Projects & Fleet Management
· Participate in facility evaluation and acquisition processes
· Collaborate with Manager of Facilities in third-party repairs and maintenance for the company's 65-vehicle fleet
· Direct painting, renovations, and structural repairs to buildings and furnishings
· Secure competitive bids for major repairs and renovations
Required Qualifications
Education & Experience
· Bachelor's degree in Facilities Management, Engineering, Construction Management, or related field OR equivalent experience in facilities management with management/technical emphasis
· Minimum 3-5 years of facilities management experience, preferably in regulated environments
· Previous supervisory experience required
· Experience with human services or residential care facilities strongly preferred
Core Competencies
· Regulatory Knowledge: Understanding of safety regulations, OSHA compliance, fire codes, and state licensing requirements for residential facilities
· Technical Skills: Diagnostic abilities and hands-on skills for building systems, HVAC, electrical, plumbing, and general maintenance
· Management Skills: Proven ability to lead maintenance teams and manage contractor relationships
· Communication: Strong oral, written, and interpersonal communication skills. Ability to speak, understand and write in English fluently.
· Technology: Proficiency with facilities management systems and Microsoft Office Suite, particularly Excel and Outlook
· Problem-Solving: Strong analytical and troubleshooting capabilities with attention to detail
· Project Management: Ability to manage multiple concurrent projects with varying priorities
Preferred Certifications
Facility Management Professional (FMP), Certified Facility Manager (CFM), Certified Maintenance & Reliability Professional (CMRP), Certified Health Care Facility Manager (CHFM), Certified Safety Professional (CSP), Project Management Professional (PMP).

Physical Requirements
This position requires the ability to:
· Lift and move up to 75 pounds as part of a team
· Frequently stand, walk, climb, reach, bend, and perform physical inspections
· Work in various weather conditions and facility environments
· Respond quickly during emergency situations
· Maintain full range of motion for hands and arms
· Distinguish colors and read technical documentation
· This is not a work from home (remote) position.
